Building reporting encompasses a wide range of services, such as those bulleted below. We provide information and advice to our client, by reference to our extensive reference library, specialist training, knowledge and experience. To provide advice to clients where a product or system has failed to meet expectations. This would involve reference to relevant industry standards, and may include sample retrieval and specialist analysis. Where work has been carried out on a property without first having the proposed work details inspected and a Consent or permit issued, by the local building authority, we are able to carry out inspections and investigations to enable a report to be produced that the local authority will place on file to register the carrying out of the work. Prior to completing a remediation design, we liaise closely with our clients to assist them with evaluation of the risks associated with each type of cladding system and the construction details found. In some cases, repairs may be undertaken to existing cladding systems using "targeted repairs" in lieu of complete re-cladding, but with each of these alternatives comes varying degrees of acceptance of risk for future failure. We are trained experts and certified specialists in assessing damage and its causes to buildings. We will design changes and construction details to rectify the underlying causes of the building failure, that will be approved by the local authority. It is important to ensure the value of your property is not affected by unauthorised repairs, so we consider it essential to record the process of repair and obtain Building Code Compliance Certification on completion. Workmanship and Good Trade Practices To undertake inspections of work that has been or is being carried out and by reference to relevant industry standards, contract documents, specifications or published good trade practices, provide to clients expert advice or recommendations to ensure a satisfactory solution is achieved. Weathertightness Investigation We are qualified, certified inspectors able to inspect and assess the building envelope of your building for risk of failure to meet the performance requirements of the New Zealand Building Code clause E2 – External Moisture, and clause B2 – Durability, either now or potentially in the future. The assessment will include recommendations to enable avoidance of any elevated risk potential that may currently exist with the existing envelope design. We are able to offer a number of functions to our clients who are considering extending their homes or building a new property. We can assist with design and associated cost comparisons, provide construction and detailing advice, instruct and manage specialist systems consultants for the project and manage the planning process with the local authority. We are able to offer guidance to clients who have completed the design stages of their project. We can review the drawings and works/material specifications with the intention of eliminating poor detailing and lack of description and check specification and contract documentation to ensure the completed project will meet the client’s expectations. Where we have not been engaged by clients to provide a full service project management function and act as Engineer to the contract between the client and their builder, we are engaged to carry out inspections of the work as it proceeds and provide reports to the client. This inspection process is not intended to replace the inspections required by the local authority, which are to ensure Code Compliance, but to supplement it. We check for compliance with the contract and building specification, in addition to any significant departures that would compromise the building's ability to meet the performance requirements of the New Zealand Building Code.
